PURPOSE:
The Director, Workplace is responsible for the overall efficiency and effectiveness of the real estate and facilities portfolio of assets and programs. This includes management of the real estate portfolio to actively manage costs, development of a workplace that enhances the employee experience and support of future business needs. In addition, this role includes responsibility for site selection, leasing, workspace design, project management, and daily operations of the workplace to include maintenance, security, meeting services, and workplace programs. The position is responsible for providing leadership and driving the strategic vision of the Workplace team.

ESSENTIAL FUNCTIONS:
  • Directs the day-to-day operations of active workplaces to deliver a seamless experience to employees and visitors. Drives strategy and implementation of workplace programs across locations including corporate security, workplace amenities, conference services, mail and printing services, document storage and supplies. Ensures productive relationships with landlord, property management personnel, and other vendors supporting workplace operations. Directs the intake process and customer experience for workplace issues, requests, and feedback. Ensures workplace policies and procedures are documented, transparent, and regularly reviewed.

  • Oversees the development and monitoring of capital and expense budgets for building operating budgets and construction / renovation projects inclusive of IT requirements associated with new buildouts. Drives routine review and benchmarking of real estate practices and costs to identify efficiencies. Conducts audits of vendor and landlord charged expenses to ensure compliance with contracts and leases and guides staff through effective vendor management. Partners with Finance on information related to real estate leases and operational expenses for inclusion in CareFirst financial statements and analysis.

  • Works closely with senior leadership and business leaders and directs Real Estate team to ensure site selection, negotiations, and leasing decisions align with corporate priorities and business needs. Ensures all new contractual lease agreements, amendments, estoppel agreements, and other legal lease related documents are reviewed and approved by the appropriate CareFirst department (Legal, Risk Management and Finance) and ensures all legal obligations of existing leases are met. Develops and implements strategies to track and optimize building and space utilization at most CareFirst locations.

  • Directs the development and implementation of the workplace experience for all CareFirst locations. Works closely with divisional leadership and directs Project Management team to ensure floor plans, design decisions, and integrated technology for new and renovated workspaces meet business needs while enhancing the employee experience. Ensures project management practices and processes enable effective stakeholder engagement and timely delivery of real estate projects.

  • Provides leadership and direction to staff to ensure that divisional goals are met. Drives professional development for staff and an inclusive, collaborative work environment. Develops succession plans for key positions.

SUPERVISORY RESPONSIBILITY:
This position manages people.

QUALIFICATIONS:

Education Level: Bachelor's Degree in Accounting, Business Administration, Finance, or related OR in lieu of a Bachelor's degree, an additional 4 years of relevant work experience is required in addition to the required work experience.

Experience: 8 years real estate management and facility planning (including commercial real estate, lease administration and financial planning experience. 3 years management experience.

  • Excellent written and oral communication skills.
  • Ability to drive change and lead senior level presentations with minimal supervision.

  • Great people management skills, with an understanding of how to mentor and build talent in an organization.


Salary Range: $124,960 - $231,957

This compensation range is specific and considers factors such as (but not limited to) the scope and responsibilites of the position, the candidate's work experience, education/training, internal peer equity, and market and business consideration.
