This position plays a critical role in keeping the Eastern Division Real Estate department running smoothly by proactively renewing our existing store leases, maintaining relationships with Landlords, managing the tenants of our company-owned properties, providing analytical reporting and interpreting lease language for our field employees. With experience, the position will handle the initiation, development and successful completion of real estate proposals for new store or relocation projects for specific districts within the Division. This involves bringing together a market presentation, negotiations, economics and construction aspects and presenting the proposal at the Division Real Estate Committee. The Real Estate Representative must possess expertise in geography, document preparation, negotiating skills, construction, signage and economics as well as Sherwin-Williams' Division and Paint Stores Group policies and requirements. The Real Estate Representative must be familiar with standard real estate documents (Leases, Amendments, Estoppels, SNDA's, Notice of Lease, etc..) and negotiate within Division and Group parameters of cost, size, time and liability to produce a functional and profitable Sherwin-Williams facility.

Responsibilities:
  • Understanding legal lease language, lease articles and changes in the real estate legal landscape
  • Negotiate lease extensions, renewals, rent reductions and terminations
  • Renew a lease at the lowest possible rent while achieving long-term lease control of the property
  • Manage occasional repair issues for Sherwin-Williams stores
  • Handling calls from landlords regarding real estate accounting questions
  • Lease renewals and extensions of outside tenants (leasing space in company-owned facilities)
  • Property Management of company-owned facilities
  • The Real Estate Representative is responsible for the overall deal proposal, bringing together the market presentation, negotiations, economics, legal documents, construction aspects and presenting the proposal to the Division Real Estate Committee for review
  • Travel up to 35% for projects and site visits
  • Identify appropriate sites for new stores and relocations
  • Negotiate Sherwin-Williams' lease document with the help of an in-house attorney
  • Represent Sherwin-Williams at various trade association functions and educational seminars at the request and direction of the Senior Real Estate Representative and/or Vice President of Real Estate
  • Frequent standing and walking, occasional lifting and carrying, and occasional reaching or climbing in buildings. Building locations can be at any stage of construction or remodeling
  • Understand the P&L Statement and how Rent affects store expenses and operating profit
  • Understand how sales are affected by the right or wrong location
  • Complete new and relocated deals timely per Division Operating Plan
  • Achieve average square footage costs as specified

Qualifications:

MINIMUM QUALIFICATIONS:
  • Must be at least eighteen (18) years of age
  • Must be legally authorized to work in the country of employment without sponsorship for employment work visa status now or in the future
  • Must have at least a high school diploma or GED
  • Must have a valid, unrestricted driver's license
PREFERRED QUALIFICATIONS:
  • Have a bachelor's degree or higher in Real Estate, Construction Management, Business or Finance
  • Experience in commercial real estate with emphasis in retail or industrial applications
  • Experience in reviewing and negotiating lease agreements, renewals or identifying locations for new retail and commercial stores
  • Expertise in real estate document preparation, negotiating skills, construction, signage and economics
